We run the same four phases on every property. Skip one and the whole yard suffers for it.
Phase one is the soil. We test pH, then amend the acidic clay with lime and organic compost and till deep enough to actually break the compaction. Roots get air and room.
Phase two is water. French drains, dry creek beds, regrading, and retaining walls where the slope demands them. On a sloped lot off Hwy 280, drainage is not an add-on. It is the foundation everything else sits on.
Phase three is plant selection built for Zone 8. Warm-season turf that handles humid Alabama summers, native perennials, and shade-hardy shrubs. Zoysia and Bermuda grass installation in Mountain Brook and the surrounding metro, matched to how much sun each zone of the yard actually gets.
Phase four is upkeep. Micro-drip irrigation, seasonal fertilization, pre-emergent in late winter, and fungal control when brown patch pressure peaks in July.
That order is why our lawns hold through a Birmingham summer instead of thinning out by August.
A Mountain Brook homeowner was losing the back yard down the hill every time it rained. We built a two-tier engineered block retaining wall, backfilled with drainage stone and pipe, regraded the terrace above it, then installed Zoysia sod over amended soil. The bank has held through two full storm seasons.
Standing water sat against the foundation of a Vestavia Hills home after every storm. We regraded the side yard, ran a French drain to daylight, and added a dry creek bed to carry runoff off the slope. A paver patio and fire pit finished the low corner that never drained before.

Zoysia and Bermuda both handle Zone 8 heat well. Bermuda needs full sun and takes traffic. Zoysia tolerates partial shade and feels better underfoot. Neither performs without lime and compost worked into the clay first.
Move the water before you plant anything. We regrade, install French drains and dry creek beds, and add retaining walls where the grade is too steep to hold. Ground cover and mulch go in last.
It depends on slope, drainage needs, and square footage. A flat back yard costs far less than a Shades Mountain lot needing walls and drains. We price after walking the property, not from a phone call.
Usually brown patch, not drought. Humid nights and warm-season turf feed the fungus, and extra watering makes it worse. Water early morning, cut back frequency, and treat with a preventative fungicide.
